What Businesses Should Focus On When Building A Logistic Center

Vietnam is a potential market for logistics businesses. This is also the reason why an increasing number of big investors in the logistics industry are penetrating Vietnam. Taking below issues into consideration will help businesses optimize their
investment efficiency upon building logistics center.

According to JLL, Vietnam’s logistics industry exposes an optimistic outlook and still attracts many investors regardless of the short-term impacts of Covid-19. There have been nearly 3 billion USD invested in modern logistics systems and logistics centers for the past 24 months.

The lifespan of buildings in specified design standards can be 50 years with good
materials or even 10-15 years for those using low-quality materials. After that, the investor will need to repair, replace as well as carry out other maintenance works.

According to Mr. Tri, many investors do not pay attention to the lifespan of their project. They just build it up for
secondary investors and do not care about the lifespan of the material. On the other hand, more resilient developers will be interested in getting the return on investment. They will focus on materials with a longer lifespan than that of the structure to help reduce operating and maintenance costs.

“Similarly, as for such items as doors, windows, reputable suppliers will not follow the 1-2 year trend, but apply
specific solutions for the investor such as warranty for the works not to peel off or flexed in normal operating conditions up to 5 – 10 years. They are willing to
undertake additional warranties, not through contractors because
contractors only guarantee the works for 1-2 years. Suppliers are different, they need to build their reputation,” Mr. Tri
emphasized.

In 2020, Vietnam logistics center market will see a change in construction quality since more foreign investors enter the market to serve the needs of customers. This has helped to reshape the way
domestic investors view the problems.

“The lifespan of projects is only really meaningful to the investor who wants to exploit their project in the long-term. This is an issue of investment. Longer project life cycle, better project management; lower maintenance brings higher efficiency”, Mr. Tri shared.

According to experts, the first priority for an architectural work or an industrial building is its use has to ensure ease and convenience. The second is to ensure the most
economical and reasonable cost. The third is the aesthetics and sustainability of the building through materials, quality, color… “For example, if the building is near coastal area with tipping winds, or located in polluted industrial zones, or of FDI investors with strict requirements, I prefer to choose BlueScope’s Colorbond® and Zincalume® coated steel for their excellent corrosion resistance, long lifespan, and dust-proof ability”, commented Mr. Tri.
